Brian * I just turned down a nice DIY landlord property with service contracts on it. My properties are higher end and both adults work. Staying home for a warrenty firm's service company to arrive from 2 hours away is not good resident relations.
I would much rather use my local vendors and pass on MY large customer discounts to my property owner clients.

Sorry to disagree, but for Property Management services we will not take a home with a service contract either. We've been there, had multiple horrible - expensive experiences, as well as a lot longer service periods and we feel the opposite. So, have the folks check what their property managers work with BEFORE they sign up.
