
Who Let The Dogs In??
Okay, so, who let the dogs in? And where are they hiding. I've been to the house several times. There is a dog cage outside. Yet they claim to not have any pets. And within 3 days of their move-in, I find this on the counter. What am I supposed to think? What do I have to do to actually fine them and what proof do I need? The lease says the penalty is $300 + $25 per day. But really, if there are not damages, I don't care. It's just that I require a pet deposit to reduce my risk of damages and liability of my tenants having pets.
Surely they would rather a refundable deposit with a bit of honesty, than to lose their entire security deposit??

They must have an early warning system telling them when you are coming.
I understand your worries. We had people looking for rental with 3 big dogs (around 100lbs). It's hard to find a rental with one dog ( not more than 50 lbs), not saying with 3. I am sure that they will do the same.
Oh my -- sounds like a problem brewing for sure -- all the best.
Just send them the bill for the penalty and let them prove you wrong. Tell them a neighbor complained about the barking and you saw the cage.
