REALLY?  PEOPLE DO CRAP LIKE THIS??

I've pretty much come to expect the worst in most people.  Especially when it comes to property management.  As a League City and Friendswood Property Management expert, I have seen it all.  I have learned how to reduce the likelihood of costly damages like these.

This picture shows what happens when tenants decide they don't really want to pay their electric bill.  They simply removed the meter (by much force) and dumped it on the ground.

Yes, people really do crap like this!

And I'm really not a bit surprised anymore.  But I've learned many creative ways to make sure and avoid these costly surprises from happening.

I have seen that kind of thing done up here in New Hampshire, and not just done by tenants. There have been owner's of homes, that felt like they really did not get enough for their home and go off and do things like that.

This is a new one for me.  I feel like I've 'seen it all' but yet again someone has found something new to show me.

At least the owner of this property is not on the hook for a new meter - or are they?  I'm pretty sure that where I live this would be the responsibility of the utility company.  Is this the same where you are?

I have seen far worse, especially in houses going into foreclosure. I know that was tenant damage, but angry, soon to be former owners can be brutal. I looked at a REO/bank owned property, which in decent condition would have listed for about $210k, that was listed by the bank for $60k. Wow, seemed like a cheap "deal" for an investor. So here's the short list of damages: drove their car through the garage door leaving a perfect cartoon-like silhouette; cut out and took every piece of copper pipe in the house; cut through every possible piece of PVC pipe; tore toilets off the floor and threw them through the walls;  took out the stair rails, kitchen cabinets, appliances, sinks, heat registers, counter tops, light fixtures, plumbing fixtures, carpet, tile, and anything else you can think of; littered the floor with dog feces; broke every piece of glass in the house; and for the grand finale...shot thousands of bee-bees through the exterior vinyl siding over virtually every square inch of the house. Man were they mad...I guess. 

And I badly wanted to buy the house...but didn't get it. There were 17 offers, and a bidding war. Go figure.
