Jury Duty - This will not help the housing market

Will the judge care?  If I'm in Jury Duty tomorrow, I can't sell homes tomorrow.  This could cause the collapse of an already fragile market.  If I convince the judge I'm serious (which I'm not) -- do you think I can get out of being sucked into a long trial??

Who Let The Dogs In??

Okay, so, who let the dogs in?  And where are they hiding.  I've been to the house several times.  There is a dog cage outside.  Yet they claim to not have any pets.  And within 3 days of their move-in, I find this on the counter.  What am I supposed to think?  What do I have to do to actually fine them and what proof do I need?  The lease says the penalty is $300 + $25 per day.  But really, if there are not damages, I don't care.  It's just that I require a pet deposit to reduce my risk of damages and liability of my tenants having pets.

Surely they would rather a refundable deposit with a bit of honesty, than to lose their entire security deposit??

Thank you for not smoking

Thank you for NOT smoking!!!

So you say you don't know why the house smells like smoke?  You say you don't smoke inside.  Why is there an ash tray on the counter?  Why does it smell like smoke?  Clearly you are smoking at the door with the door open... or in the garage...

What can I do as a landlord to prevent this?  What can I claim as damages?  What proof do I need?  How can I avoid this?

I've got my methods, but I'd love to hear your approach to handling smokers.

REALLY?  PEOPLE DO CRAP LIKE THIS??

I've pretty much come to expect the worst in most people.  Especially when it comes to property management.  As a League City and Friendswood Property Management expert, I have seen it all.  I have learned how to reduce the likelihood of costly damages like these.

This picture shows what happens when tenants decide they don't really want to pay their electric bill.  They simply removed the meter (by much force) and dumped it on the ground.

Yes, people really do crap like this!

And I'm really not a bit surprised anymore.  But I've learned many creative ways to make sure and avoid these costly surprises from happening.
