1. Have Freeze Protect?

Pool owners with freeze protect: Your equipment should turn on automatically and may cycle on and off throughout the day. This is normal. 

 

2. Don't have Freeze Protect?

Run your pool equipment during the freeze. Change your timers to run the pool equipment at night, and keep the equipment running if freezing temperatures continue into the day.

 

DO NOT WRAP YOUR PIPES: The pool pump will get hot and will catch the blankets or whatever you use to wrap on fire.

Protect Your Landlords From Being Sued

As a Realtor, I get so many pieces of marketing material by mail and through email, that I often find myself ignoring them.  Today, I actually read one of the emails from a local Realtors' association, and I actually found a helpful reminder regarding landlords' consideration of tenant applications. 
 
In Texas, the property code allows owners seven days to respond to a rental application.  After seven days, the application is deemed rejected.  Landlords are also required to supply applicants with tenant-selection criteria, and if they fails to do so, is required to refund the application fees of any rejected tenants. 
 
In my experience, many landlords and agents have let these requirements fall by the wayside.  It is important to remember that these requirements are meant to protect both tenants and landlords and help keep landlords accountable.  I for one, am going to help my landlord clients develop specific tenant-selection criteria and will encourage them to keep applicants informed of the criteria.

Definitions of Closing Costs/Terms      

Amortization Schedule: A schedule showing the principal and interest payments throughout the life of the loan.


Appraised Value: An option of the value of a property at a given time, based on facts regarding the location, improvements, etc., of the property and surroundings.


Credit Report: A report on the past ability of a loan applicant to pay installment payments.


Document Preparation: A fee charged by an attorney for preparation of legal documents for a transaction.


Escrow Fee: A fee charged by the title company to service the transaction, to escrow moneys, and to cover the documents. The amount varies with each company, usually split between buyer and seller.


Escrow/Impound Account: Funds held by the lender for payment of taxes, insurance or other periodic debts against real property. Usually does not include maintenance fees.

 

Homeowner's Insurance: Includes the coverage of Hazard Insurance plus added coverage such as personal liability, theft away from the home (items stolen from the insured's car), and other such coverage.

 

Inspections: An examination of property for various reasons such as, termite inspections, inspection to see if required repairs were made before funds are disbursed, etc.


Interest: Rate charged for the use of loan funds. Most often paid in arrears.


Loan Application Fee: Paid to the lender at time of application; check with lender for amount.

 

Loan Discount: The points a lender charges; may be paid by either buyer or seller on conventional loans; number of points fluctuates with mortgage money market.

 

 

Maintenance Fee: As applied to condominiums and planned developments, the amount charged each unit owner to maintain the common area. Usually a monthly fee as part of the budget.

 

Mortgagee's Title Policy: Insures the lender's lien; does not protect the buyer.


Origination Fee: A fee made by a lender for making a real estate loan. Usually 1% of the amount loaned.


Owner's Title Policy: Title insurance for the owner of property, rather than a lienholder.  This is a state regulated amount in Texas.


Point: 1% of loan amount.


Prepayment Penalty: A penalty under a note, mortgage, or deed of trust, imposed when the loan is paid before it is due.


Private Mortgage Insurance: Insurance against a loss by a lender (mortgagee) in the event of default by a borrower (mortgagor).


Realtor Fees: An amount paid to the real estate agent as compensation for services, also known as commission.


Recording Fees: Charged by the County Clerk to record documents in the public records.


Restrictions: Certified copy of restrictions (in deeds of other recorded documents) required by lender.

 

Survey: The measurements of the boundaries of a parcel of land, its area, and sometimes its topography.  It is typically a bird's-eye-view of the land boundaries, easements, and shows how any improvements sit on the land.


Tax Proration: To divide property taxes between buyer and seller proportionately to time of use, or the date of closing.


Tax Certificates: Certificates issued by tax service showing the current year's taxes, the last year the taxes were paid, and any delinquencies to be collected at closing.

How To Communicate In America: - Scheduling Appointments

I realize there may be cultural differences or regional difference...  I realize some people may be used to doing things a certain way.  We value our privacy here in America, and definitely in League City, Friendswood, Clear Lake, and Houston. And when it comes to real estate, we are already having that privacy invaded constantly, so please:

  1. Don’t show up unannounced. The only person expected to show up unannounced is Dawg the Bounty Hunter.

  2. Get confirmation for appointments ahead of time. You do not have an appointment scheduled if all parties have not agreed and acknowledged the appointment time, date, and location.  For most of you, this sounds obvious.


I deal with clients showing up without warning at my personal home (this happened 2 times in the past 2 weeks), agents showing up to show my listings without first getting a confirmed appointment, and buyers showing up without permission in advance to see homes.  Let me just say it now – this is not okay.

Forms of communication to get a confirmed appointment include, but are not limited to texting, emailing, and phone calls.  However, it is very important to note that requesting an appointment time is very different from having a confirmed appointment.  If I send an email requesting an appointment time to show a house or have a home inspection, and that email is not answered, I call to confirm that it is okay.

I GET ABOUT 80-100 EMAILS EVERY DAY - DON’T ASSUME I READ YOUR EMAIL, OR THAT YOU SENT IT TO THE RIGHT ADDRESS.  DON’T ASSUME I READ YOUR TEXT MESSAGE OR THAT YOU EVEN SENT IT TO THE RIGHT PHONE NUMBER.  IF I DON’T RESPOND WITH A CONFIRMATION, DON’T ASSUME IT’S OKAY TO JUST SHOW UP!!!

League City Water Update - Drought

As I watched my neighbor literally watering his entire driveway yesterday, I couldn't help but wonder what it takes to make people realize that water is a precious resource.  Ask the folks of El Paso Texas or other cities that just simply don't have great access to water.


Repairs to 42-inch line that supplies the majority of water to the City of League City are still not complete. Contractors originally expected repairs to take 48 hours.

The City of Houston and their contractors now say those repairs could take until Friday. League City residents are asked to continue conserving water as repairs are made.

It is extremely important that residents and businesses continue to reduce unnecessary water usage and halt all irrigation during this repair of the 42-inch line. The patience and understanding of League City residents and businesses is greatly appreciated and the City hopes to have the system back and running soon. Houston Chorus Christmas Show - By The Bay Area Chorus

CELEBRATE THE SEASON WITH THE BAY AREA CHORUS OF GREATER HOUSTON

Houston, Texas— The Bay Area Chorus of Greater Houston is pleased to announce its upcoming Holiday Concert Series. The concerts will be held at the resplendent Chapel of the Villa de Matel, 6510 Lawndale, Houston, TX 77023, on December 4th at 4:00 and December 5th at 3:00, at Clear Lake Presbyterian Church, 1511 El Dorado Blvd, Houston, TX 77062 on December 5th at 7:00, and at First United Methodist Church Pearland, 2314 N. Grand Blvd. Pearland, TX 77581 on December 6th at 7:30. Tickets are $10 in advance, $15 at the door, and $12 for students and seniors over 65. Tickets may be purchased at www.bayareachorus.org or from any member. Note: Reservations are recommended for the Villa de Matel concerts; tickets will be sold at the door based on seating availability.

Members of the Bay Area Mixed Chorus and Women’s Chorus will be joined by the Bay Area Youth Singers, St. Anne Catholic School Children’s Choir, Clear Lake Presbyterian Festival Choir, Celebration Ringers, Festival Brass, and the First United Methodist Pearland Sanctuary Choir and Handbells. The choirs will perform seasonal music featuring fresh arrangements of classic holiday favorites. The first two concerts at the Chapel of Villa de Matel will prove to be particularly uplifting, as the setting and acoustics of the chapel enhance the impact the musical offering of the choirs.

Now in its 46th Season, The Bay Area Chorus has grown to be a Houston-area choral institution. Under the direction of Keith Dixon, the chorus has expanded to include a Women’s and Mixed Chorus, both of whom have developed a reputation for exhibiting the highest standard of musical excellence. The Chorus performs a widely varied repertoire regularly throughout the Houston Area in its regular concert season and special concerts such as the Veteran’s Day concert and the Major Works concert with orchestra. Additionally, the Bay Area Chorus takes an active role in music education through its concert outreach; inviting area schools to perform on all their regular concerts. The chorus has collaborated with many noted choral conductors and musicians, including Alice Parker, Weston Noble, Nick Page, Barbara Johnson Tucker and Dr. Barbara Wesley Baker.

The Bay Area Chorus of Greater Houston is pleased to announce its upcoming Veteran's Day Concert Series.  Please see the sidebar for venue and guest choir information.  Tickets are $10 in advance; at the door, tickets are $15 for adults and $12 for students or seniors 65+.  Advance tickets may be purchased online at www.bayareachorus.org or from any member.
 
During this star-spangled salute to active members and veterans of the Armed Forces, each branch of the service will be recognized. The audience will be invited to express their personal patriotism by participating in audience sing-a-longs, a vital part of these evenings of tribute and remembrance. 
 
The Bay Area Women's Chorus will take a nostalgic journey to pre-World War II times, performing classics such as "Over the Rainbow" and "Night and Day".  The Mixed Chorus will sing songs of faith, including "Precious Lord, Take My Hand" and "When I Survey the Wondrous Cross" in honor of the service and sacrifice of our nation's heroes.
